How much does it cost to list my home or condo on SelectDwelling?
A full 12-month subscription is a flat $99 per year. That’s far less than many of our competitors. And we never charge additional fees – ever.

What forms of payment do you accept?
All major credit cards. Note: Credit card payments are processed through PayPal. But you do not need a PayPal account to list your property.

How will a renter contact me on SelectDwelling?
Users contact you directly using the contact form in your listing. Renter comments and requests are e-mailed directly to you, the property owner.

Can I change or update my property listing?
Absolutely. You have full 24/7 access to your listing. You can add photos, edit the description and make changes anytime. Simply login to your account with your user name and password, and click Update Account Profile.

How do I change my email address and password?
Once you logged in to your account, you can navigate to the owner profile page to make changes to your personal information.

What if I forgot my password?
Click on the login link at the top of the page or click here and select the link for forgotten passwords. Follow the instructions and your password will be emailed to the address on file.

Can I list more than one rental property?
Sure, list as many properties as you like. Each costs a flat $99/year. No surprises.

Why doesn’t SelectDwelling.com have an availability calendar?
Our research has found that renters who contact the owner directly receive more accurate information regarding property availability.

Can I add my website to my home listing?
Yes. Your Property Description form includes a place to enter your web page link. Please note: the link must relate to your rental property. All links are reviewed by SelectDwelling.com and removed if not related.

Who determines how much I charge for my rental property?
You do. You decide your own rates and terms. And you can change them anytime to reflect the current rental market value.

How many photos can I include in my rental property listing?
You can upload up to 12 photos of your home, condo, etc.

What if I don’t want my subscription renewed automatically?
Simply login to your account and cancel the Auto-Renew feature. You will not be charged for the following year, and your property will no longer be promoted and advertised by SelectDwelling.com. You can renew your subscription at any time by clicking on the Reactive Your Listing button.

How do I avoid possible rental fraud?
Unfortunately, there are many property rental scams. Authorities recommend you never accept a check for more than the rent requested. If you get an email request that appears suspicious, it may be best not to respond at all. If you decide to proceed, we recommend phoning the interested party and requesting references, especially from other property owners they may have rented from in the past. I’m interested in a property I found on SelectDwelling. How do I contact the owner?
Click the Contact Owner link in the property description. Fill out the form and add your questions or requests. The owner will receive it as an email and respond to you directly.

What can I do if the owner isn’t responding to my emails?
Many owners only check their email now and then. Please allow the owner sufficient time to receive your request and get back to you. It’s usually within 3 to 5 business days.

How far in advance should I book a property I found on SelectDwelling.com?
As early as possible. High season in Southwest Florida begins in November, so many people book during the summer. To make sure you get the property you want, the best advice is to book early.

Can I bring my pet along when renting?
That’s up to the owner. Contact them to inquire if the rental unit is pet-friendly.

How do I know the advertised property is legitimate?
We recommend contacting the owner directly by telephone after they’ve given you a phone number. It’s standard to ask for three references of previous renters and check with them. Contact them directly to chat about the property. Be cautious with owners who give you a suspicious email address, or ask for less/more money than advertised. That may be a warning that the property doesn’t exist. Check out www.fraud.org for more information.

What currencies do homeowners accept?
Most property owners will collect funds in US Dollars, but always verify the payment terms with the owner directly.

I found a SelectDwelling rental property I think my friend would love. How do I send it to them?
Click the Send to Friend link on the property page. Enter their email address and a link to the property will be emailed to them.
